Operating funds, dictated by budgets, drive management decisions at privately
run housing properties. The latest trend in public housing is project-based
management. More and more public housing managers are required to propose
and follow budgets to determine their operating funds. Budgets determine the
financial resources you will have at your disposal in both the public and
private sectors. Your success as a housing manager depends upon your adeptness
at dealing with these indispensable management tools.
Budgets are Management Tools to Help You!
The National Center for Housing Management, first in program development and innovative training technologies, is proud to provide you with a practical financial education program. SBS attempts to demystify the intimidating aura of budget time. In order to manage a housing property efficiently and effectively, whether public or private, you must have a firm grasp on expenses. Simply put, managers cannot spend more money than they have. Although this is not a radical concept, tracking current expenses and planning for future income and expenses lies at the core of the budgeting process. Unfamiliarity with budgets can lead to innumerable disasters. These disasters do not just impact your organizations financial statements. These errors can have a ripple effect, drying up already shallow wells of operating income, impeding maintenance, occupancy, and community management.
SBS is a three-day program with a certification examination on the third day. SBS leads participants through the process of creating and applying budgets in carefully crafted case studies. One of the most practical programs in the NCHM course catalog, your organization cannot afford to miss SBS.
Education Equals Sound Financial Practices!
Know Financial Terms The terminology used by accountants (accruals, cash flow, deferred, variance, etc.) can intimidate those who have not had to work with budgets or balance sheets. Participants will learn the vocabulary they need to confidently discuss budget issues with experienced accounting professionals.
Research and Planning Research and data gathering is the first, critical step to creating a budget. SBS leads students through the collection of income and expense data, covering the most common sources of this critical data. Research into past income and expenses will be a springboard for a class skill development of participants analytic abilities in identifying trends in data.
Addressing Problems & Making Adjustments Participants, working in groups with case studies, apply the budgets that they have created to a fictional property. They monitor variance through the use of budget reports. Discussions center on the inevitability of unexpected expenses and how to address them without dismantling the existing budget.
Public Housing Authorities & Budgeting Differences Although all the principles covered in previous discussions are applicable, there are some minor differences when dealing with a large public housing authority. These differences are covered in a class discussion.
Certification Examination The certification examination is given in an easier computerized testing format!
Examination Results NCHM SBS pass/fail letters provide a detailed breakdown on strengths and weaknesses and provide participants with a numeric score and overall standing. Passing grades will earn a SBS certificate and those who fail will receive certificates of participation!
RHM Prerequisite Remember that you cant earn your RHM without first passing SBS or CFM!
Agenda
The three-day SBS program begins promptly at 8:00 a.m. and ends at approximately 5:00 p.m. depending on the speed of the class. Breaks are given. Students provide their own lunch.
