Section 42 – The Fastest Growing Housing Assistance Program in the U.S.!

The Low-Income Housing Tax Credit (LIHTC) Section 42 program is unique. LIHTC provides direct subsidy to owners and/or residents and provides tax incentives for developers and investors for the development of low-income housing. LIHTC also distinguishes itself in that the federal agency with oversight responsibility is the IRS, not HUD. Noncompliance is a serious matter! Get training and stay in the IRS’ good graces!

TCS is the most up-to-date training program for LIHTC Section 42 compliance, and presented in an interactive multimedia format. Audio-visual graphics generate clear examples of income and asset computations and exercises, making the TCS program more effective and fun than ever. NCHM is the nonprofit organization you’ve come to know and trust to be your resource-of-choice for regulatory compliance training and certification.

TCS is a three-day program with a certification examination on the third day. TCS focuses entirely on site management functions at tax credit properties. TCS explains all the rules you need to know, familiarizes you with all program-related documents, and directs participants in performing essential, occupancy-related tasks that are directly related to tax credit compliance.

The Most Comprehensive Tax Credits Training Ever

LIHTC Introduction – Participants will receive a thorough introduction to the LIHTC program covering development and allocation. LIHTC and HUD-enforced housing programs are compared and contrasted.

Assets and Income – Correct compliance with occupancy requirements begins with correct identification of income and assets. NCHM’s TCS program extensively covers the proper treatment of income and assets and their proper calculation.

All Tax Credit Standards Covered – Fair housing, initial and ongoing eligibility, certification, interim certification, and recertification are among the topics in a thorough review of the nuts-and-bolts of the LIHTC program as it impacts the day-to-day duties of site managers and personnel.

State-Specific Regulations – NCHM’s TCS program covers the entire spectrum of tax credit issues. State housing agencies, however, may slightly modify federal regulations. NCHM encourages state agency staffers to attend the program and clarify state-specific issues. NCHM’s TCS directs participants to reliable sources at their state agencies where they can request state rulings on the gray areas of Section 42 regulations.

Chapter Quizzes and Case Studies – Regular chapter quizzes and other exercises are given to help you gauge your progress so that you know your weak points and help you study for the exam! Carefully crafted case studies are a fun and practical way to learn tax credits!

Certification Examination – The certification examination is given in an easier computerized testing format!

Examination Results – NCHM TCS pass/fail letters provide a detailed breakdown on strengths and weaknesses, and provide participants with a numeric score and overall standing. Passing grades will earn a TCS certificate and those who fail will receive certificates of participation!

Agenda

The three-day TCS program begins promptly at 8:00 a.m. and ends at approximately 5:00 p.m. depending on the speed of the class. Breaks are given. Students provide their own lunch. Participants should bring a highlighter pen and calculator to the program.
