Since the DC Department of Housing and Community Development (DHCD) transitioned to Housing Counseling Services, Inc. (HCS) handling income certifications for inclusionary zoning (IZ) units and affordable dwelling units (ADUs), the NCHM training course has been adjusted to remove the income certification training and exam. This updated, shortened course is required for property managers and sales agents handling IZ/ADU properties.

If you previously took the full session and are trying to renew your certification, you most likely only need the updated, shortened course.

This four-hour course is designed for professionals working with Washington, DC's Department of Housing and Community Development to uphold the standards of the following District programs:

  • District Opportunity to Purchase Act
  • Inclusionary Zoning (IZ) and Affordable Dwelling Units (ADUs)
  • Housing Preservation Fund (HPF)

Areas of Focus:

  • Appreciate the significance of committing to Federal and DC Fair Housing rules
  • Learn about the origins and requirements of IZ/ADU housing options, HPF funding program and DOPA in order to maintain compliance with the District's rules and regulations
  • Annual reporting and tenant re-certification requirements
  • Determine what documentation landlords and sales agents must receive from each type of household
