REAC Inspections have changed, with NSPIRE. Are you ready?

HUD’s Real Estate Assessment Center (REAC) has been working on updating and improving its physical inspection model, which is now over 20 years old. The new model, the National Standards for the Physical Inspection of Real Estate (NSPIRE), replaces the Uniform Physical Condition Standards (UPCS) as well as the Housing Quality Standards (HQS), aligning inspection standards across all HUD-assisted properties, as directed by Congress. NSPIRE prioritizes health, safety, and functional defects over appearance, focusing on the areas that impact residents most, their units.
